hi all i intend on updating this regularly about our ob experience.we brought a house in bush with the intent to renovate make enough to move on and build without the banks all cash.it was only meant to take 12 mths ha ha now 3 1/2 years on we have finally sold.we brought our land with water,power and sewerage for $7500.00 very cheap but we are living in the mallee and 100km from swanhill and 134km from bendigo so tradies are few and far between so we will pay more for them. i got a book from the csiro "building your own home"by george wilke.if anyone is interested in the book go to

first look at it and i went omg how am i going to do this. ok ill just flick through and read the parts i want.ha ha not going to happen ok 1st page do it right lucky because page 1 the introduction told me to make sure im not in a fire zone and if the council have any restrictions on what materials you can use.
i spoke with my building inspector he is one of the nicest people extremely helpful he is 85yrs old and still working 3 days a week for our shire i asked him about soil tests and surveyors and he said not to bother with that as long as i do stump holes to 1meter and 1.5 x 1.4 bearers and joists his happy with that.

hi all i ordered the archicad program from ebay $40 but after looking at it it may take quite awhile to get the hang of using it and im not that confident espeacially on my first project.so ive rang around a few draftsmen and the price differences once again were huge from roughly $700 to $1800 one lady i spoke to said it would range between $700-$1000 depending on what she needed to do she was really nice and was willing to see me on a saturday to fit in with my schedule.her name is narrelle and she is in bendigo if anyone is in need of a drafty ph:54430100
plans are nearly done a few minor problems with the energy report
we recieved our final plans for submission to council

next step is sending all docs of to the bca to get our builders liscence.
well we have our builders liscence back so i guess we are officially owner builders.
have sent all docs and plans to council for approval so we will be starting soon.

well we needed to clear block and get it level as we could so we were ready for building and landscaping we hired a dingo for the job heaps of fun.

concrete was delivered at 7.30am but i just got out of bed in time to help.we didint measure properly and ran out 2/3rds of the way through the garage so another 1 1/2 hrs later and $500 more and both the garage and shed slabs were finished

yeah i know lol the weeds are tuff up here they dont die easily but yes we are diluting the last lot the stuff we got from bunnings wasnt real good this new stuff is 1 ltr to 100 ltrs water.we will have heaps left for the next year or two 1st time ob what a ride (32)

Hi bingoshelly, very interesting build - its great that u have been able to finance the new house the way u did - yes it might have taken a bit of time but its saving $'st well done! good idea to keep those accurate records - u never know when u might need such records in years to come as we have found out over 35 years of owner buiding.
Re this cement ordering - its always hard to get it exactly right, but could i strongly suggest that b4 u do those footings, set up some formwork somewhere on the site where u may need some paths or whatever, so that if there is any "overorder" u dont waste it, its costly stuff. i've got a big shed next to where i'm building ATM, so i've pegged out & boxed a mowing strip right around the shed - any spare concrete goes in there regardless if its a spade full or a barrow full or whatever.
ur also very fortunate to have such a helpful building inspector - his knowledge of the local area is invaluable & he seems a very practical person - good luck with the progress - keep the reports coming - i've just finished the slab on my 5th & final owner build project - i thought i was a bit too old for this one but the age of ur building inspectors has really inspired me! 1st time ob what a ride (40)
